Grading - Vinyl VG+ Sleeve VG (Inner sleeve plain white)

You are bidding on a lovely copy of this fantastic LP from my personal collection. I bought it many years ago from a record shop in Toronto, Canada on Yonge Street, The owner of the shop claimed to have once been a gardener for the Grateful Dead (no idea if that's true.) I have kept it safely ever since I bought it around 20 years ago.
I have researched this pressing and I've spotted quite a few that are DATE US pressings, but not that many that are the Canadian version. Here is the Discogs listing:

The record is in excellent condition and has a bright, clear shine to it with only a couple of surface marks on side 2 on the last two tracks. It has always sounded clean and rich when I've played it (always on a quality turntable). I am loathe to overgrade it because I find the system is often misinterpreted or sellers overgrade records and buyers are disappointed, so I am going to say that it is a VG+, but you may consider it EX when you listen to it.
The sleeve is in good condition but has some wear on the spins and edges as the photo shows. There is a small white sticker on the top right corner (photo shown) The back sleeve is in great clean condition without any writing on it. The inner sleeve is a plain white sleeve and someone has written 3062 on it in red pencil (no idea what that means)
ZOMBIEMANIA!
I am going to include a wonderful fanzine produced by Alec Paleo when the Zombies reformed and played a show in 1997 at the Jazz Cafe in London, timed around when the box set Zombie Heaven was released by Ace Records. This is a fantastic item for any fan, full of rare, otherwise long lost newspaper clippings and fan letters provided by the band for Alec to compile. It is very rare and a great read. I've included a few photos.
I am parting with this reluctantly but the time has come to clear out some of my collection and I will be selling quite a few rare 1960s records over the next few weeks, particularly 1960s female vocalists, both Brit Girls, US female vocalists and European ones as well. Please take a look!
